Terrace houses, opened up.

Most of the Klang Valley lives in a terrace house, and most terrace houses are darker, hotter and more closed-in than they need to be. Renovating one properly is a different discipline from renovating anything else.

What makes a terrace house different

A terrace house shares its bones with the neighbours. The party walls on either side carry load, the roof line runs continuously down the row, and the drainage was designed for the whole street, not your lot alone. That shapes everything: which walls can move, where an extension can go, how far the kitchen can push back, and what the council will and will not approve. A renovation plan that ignores this is a plan that gets redrawn mid-project, at your cost.

The reward for doing it properly is that terrace houses respond to renovation better than almost any other property type. The typical complaints (a dark middle section no daylight reaches, a cramped original kitchen, one bathroom too few for the family) are all solvable, and solving them changes daily life in the house completely.

What we take on

  • Whole-home renovation. Rewiring, replumbing, floors, ceilings, kitchens and bathrooms in one planned sequence, so trades don't undo each other's work.
  • Layout changes and structural hacking. Opening the ground floor, moving the staircase conversation from "can we?" to a costed answer, always with an engineer's input and the proper approvals.
  • Kitchen push-backs and wet kitchens. The single most requested terrace renovation in Malaysia, and the one most often done without approval by others. We do it with the paperwork.
  • Extensions. Rear and side extensions are their own subject; see house extension for how we handle them.
  • Facade and car-porch work. Gates, porch roofs, external finishes; the parts your street sees.

Permits, approvals and the neighbours

Terrace renovation is where permits matter most, because the work physically touches other people's property. We manage the process end-to-end: working permits, submission plans, and coordination with third-party architect consultants where the council requires an endorsed drawing. If the scope needs your neighbour's acknowledgement, and party-wall work usually does, we tell you before work starts, not after a complaint stops the site.

This is not an add-on service. It is part of how the job is priced and scheduled from day one, because an unapproved renovation is not cheaper, it is just cheaper until the stop-work order.

Do you handle renovation permits for terrace houses?

Yes, we manage the process end-to-end, including working permits, submission plans and coordination with third-party architect consultants where the local council requires an architect's endorsement. You do not have to chase MBSJ, MBPJ or your local majlis yourself.

Can you knock down walls in a terrace house?

Internal non-structural walls, usually yes. Structural walls and anything touching the party wall shared with your neighbour need an engineer's input and council approval, which we arrange as part of the job rather than leaving it to you.

How long does a terrace house renovation take?

A kitchen-and-bathrooms scope typically runs a few months; a whole-home renovation with structural work runs longer, and anything needing council approval adds lead time before work starts. We give you a real schedule after scoping, not a number invented to win the job.

Do you renovate older terrace houses?

Yes. Older terraces in areas like SS14, Sri Andalas or Kajang often carry decades of previous owners' wiring, plumbing and piecemeal extensions. We survey what is actually there before quoting, so the price reflects the real condition of the house.
