A developer hands you a unit built for nobody in particular. Renovating it into your home means working inside a building's rules, and knowing how to get the most out of every square foot the floor plan gives you.

What makes condo renovation different

A condominium renovation answers to more people than a landed one. Before a single tile is lifted, the management corporation or JMB has to approve the works, register the contractor, take a renovation deposit, and set the hours the site is allowed to make noise. The building decides what can be hacked, where debris goes, which lift the workers may use and how it must be protected. None of this is difficult, unless nobody on your project owns it, in which case it is where condo renovations stall.

We own it. The application, the deposit paperwork, the contractor registration, the submission drawings if your building wants them: prepared, submitted and chased by us, with your signature only where an owner's signature is legally required.

What we take on

  • Full unit renovation. New units taken from bare developer condition to move-in, and older units stripped back and rebuilt.
  • Layout changes within the rules. Opening kitchens, merging a bedroom into a bigger living space, reworking wardrobe walls, designed against your building's house rules from the start, so approval is a formality rather than a fight.
  • Carpentry-led scopes. In compact units the difference between cluttered and calm is planned storage. Metropolitan Kepong below is a working example: a compact apartment where nearly every wall earns its keep.
  • Wet works done properly. Bathroom and kitchen waterproofing in a condo protects your neighbour's ceiling as much as your floor. It is the one place cutting corners becomes a dispute with another household.

Living through it, or not living there at all

Condo owners are more often renovating a unit they don't yet occupy: a new key collection, an investment unit between tenants, a home bought while working overseas. Our process is built for that: progress documented in photos and video at each stage, decisions made over WhatsApp, and a schedule that doesn't depend on you visiting the site to keep it honest.

Do you handle the management office approval?

Yes, we manage the process end-to-end: the renovation application to your management corporation or JMB, working permits, contractor registration, renovation deposit paperwork, and submission plans where drawings are required. You sign what needs an owner's signature; we prepare and chase everything else.

What can and cannot be hacked in a condo?

Non-structural internal walls can usually be removed with management approval. Structural columns, beams, slabs and the external facade cannot be touched, and wet-area waterproofing has strict rules. We read your building's house rules before we design, so the plan you fall in love with is one your building will actually approve.

Can you renovate while I'm overseas or not staying there?

Yes. Condo renovations are the scope we most often run for owners who are abroad or living elsewhere: access is controlled, progress is documented in photos and video, and decisions are handled over WhatsApp at each milestone.

How long does a condo renovation take?

Typically faster than a landed home of the same budget, because there is no external or structural work. The main additions are the management approval before starting and the building's working-hours limits, both of which we build into the schedule we give you.
