That means matching rooflines, aligning floor levels, and choosing finishes that read as original rather than as a visible seam between old and new.

Some families need the extra room for a growing household, others for ageing parents moving in, others simply because the layout stopped working years ago. Whatever the reason, we start from how the house is used today and design the extension around that, not around a generic add-on plan. A rear extension might solve a cramped kitchen, while a second floor might be the only realistic answer on a narrow terrace lot where there is nowhere left to build outward.

Planned before it is built

Structural work is never improvised on site. Before the first brick moves, we settle the scope, the drawings and the engineering, so the extension is built to a plan that has already accounted for the loads, the levels and the connection to your existing structure. Tying new footings and roofing into an existing house is where extensions most often go wrong when the planning is rushed, so we spend the time here rather than at the point where mistakes are expensive to undo.

Local council requirements vary by area and by the scope of the works, and we talk you through what your project needs at the consultation, honestly, rather than promising a blanket answer that may not hold for your specific plot.

What it costs

As a design-and-build studio, our extension projects typically range from around RM30,000 for partial work to RM500,000 and above for a larger extension such as a full second floor. Your number depends on the size, the structural work involved and the materials chosen. Duotone is based in SS17, Subang Jaya, and builds extensions across the Klang Valley: Petaling Jaya, Shah Alam, Kuala Lumpur, Puchong, Klang, Kajang and greater Selangor, on terrace houses, semi-Ds and bungalows.

Extensions are disruptive by nature, since they involve breaking into an existing structure rather than starting on a clean site. We sequence the work to keep the disruption as contained as possible, and we are upfront about the dust, noise and restricted access that no amount of planning removes entirely. Knowing that in advance tends to matter more to homeowners than a polished rendering does.
