Waterproofing: the line most cheap quotes skip

Waterproofing runs roughly RM8 to RM25 per sq ft depending on the system, and it's the single most consequential line item in a bathroom renovation precisely because it's invisible once the floor is tiled over. Cementitious coatings sit at the budget end, RM8 to RM18 per sq ft. Bituminous torch-on membrane runs the middle, RM12 to RM22 per sq ft. Liquid-applied PU and polyurea systems sit at the premium end, RM28 to RM45 per sq ft, and are generally the most reliable choice for a wet area used daily.

A quote that doesn't name the waterproofing system, or bundles it silently into "tiling", hasn't priced this properly. A failed membrane doesn't show up immediately; it shows up as a leak into the ceiling below or the room next door, sometimes years later, and fixing it means hacking out finished tiling to get back to the membrane underneath it.

Tiling: the other line that scales with size, not just choice

Wall and floor tiles together typically run RM15 to RM60 per sq ft installed for ceramic and porcelain, and RM60 to RM150+ per sq ft for large-format porcelain slabs or natural stone.
